CHECKLIST: DOCUMENTS REQUIRED FOR AN APPLICATION

Thank you for your interest in renting a home with Goodface Property Management. To make your application process as smooth as possible, we’ve provided the below checklist that contains all of the documents you’ll need to provide in order to submit your application.

Please have all of these documents ready to upload before you start your application. You will not be able to complete the application process until all required information has been uploaded.

 

1) VALID GOVERNMENT-ISSUED IDENTIFICATION

  • All applicants must provide a valid government issued photo ID.
    • The photo IDs that we accept are: a valid Driver’s License, State Identification Card, Military ID or Government issued picture ID upon submission of application. We accept COLOR scans or photos of original documents ONLY.  Please be sure the ID you provide has not expired.
  • All applicants must provide a valid Social Security Number (SSN) and a valid government issued photo ID. Expired ID’s will not be accepted.
    • If an applicant does not have a SSN: non-U.S. Citizens will need to perform a NOVA International Credit Screening and OTFC/Criminal Check and meet all other qualifications required.  This additional screening is initiated and paid by the applicant.
  • Any falsification of the applicants’ personal identifiable information (SSN, Name, DOB) will result in the automatic denial of the application or cancelation of move in. All deposits and fees paid will be non-refundable. The denial will apply to all applicants listed on the application and any future applications with Goodface Property Management
  • Goodface Property Management uses a third party ID verification service.
    2) VERIFIABLE PROOF OF INCOME
  • Acceptable income verification documents for employment income and other forms of income are included below.
  • Please note: Temporary Employment and Unemployment Income are not accepted as qualified forms of income.
  • The gross monthly household income of all lease holder(s) will be considered jointly and must be more than or equal to THREE times the rental rate of the home.
  • Applicants must provide verifiable proof of income. Failure to provide required income verification documents will result in cancelation of your application.


EMPLOYMENT INCOME

  • If you are a W2 employee
    • Must provide your most recent pay stub showing income from the most recent pay period OR the three most recent consecutive months of bank statements showing deposits direct from the employer, mobile, or branch deposits.vFor example:
      • If you are paid weekly you should provide a pay stub that shows payment for the previous calendar week.
      • If you are paid bi-weekly/semi-monthly you should provide a pay stub that shows payment for the most recent bi-weekly/semi-monthly pay period on the calendar.
      • Pay stubs must be legible and include employer name, address and phone, applicant name, pay dates, YTD earnings and tax deductions.
    • You must provide pay stub(s) covering a minimum of the past 30 days (from date of application) of income.
    • An example of a valid paystub is included directly below.

 

  • Letters of Employment
    • Offer Letters and Transfer Letters – All letters must be on company letterhead, signed by employer and include the employer contact information, employee start date and income. Start date must be within 30 days of application date.
    • Transfer Letters – All letters must be on company letterhead, signed by employer and include the employer contact information, employee start date, hours worked, and income. Letter must be dated within 30 days of application date.
  • If you are self-employed/ Non-W2 employee
    • Must provide previous three months personal bank statements or business bank statements as evidence of sufficient monthly income.
      • Three most recent consecutive months of bank statements showing deposits direct from the employer, mobile, or branch deposits.
      • Joint bank statements are not acceptable unless all account holders are applying as leaseholders.
      • Transfers between accounts, Tax Refunds, and Application Payment Services such as Cashapp, Venmo, or others, will not be considered nor calculated as income.
      • Additional business information may be required:
        • – Proof of business ownership may be required
        • – Businesses with joint owners must provide articles or certificates of organization/incorporation
    • Bank statements must have applicant name, bank name and address. An example of a valid bank statement is included directly below.

 

  • If your income is based on a job that is commission only or base salary plus commission, tips, bonus or cash
    • You may provide most recent pay stubs covering a period of one month (YTD may be used when calculating this income) or must provide previous three months personal bank statements as evidence of sufficient monthly income.

 

OTHER SOURCES OF INCOME

  • If income that is received from sources other than employment will be included in your income total, verification must be provided.
  • If your income is based on Familial Support:
    • Child Support – Must be court ordered. Applicant must provide payment statement from the relevant state Child Support Enforcement Agency and bank statements covering the most recent three months.
    • Alimony – Must be court ordered. Applicant must provide order from the relevant entity and bank statements covering the most recent three months.
  • If your income is based on Social Security Income and Disability
    • You must provide current government issued Award Letter (for the current year) reflecting yourself, the applicant, as active recipient or one month of current bank statements or payment statement from the Social Security Administration or Veterans Affairs.
  • If your income is based on a pension and/or retirement income
    • You must provide current, relevant Pension/Retirement statements.
      • IRA statement valid within the last 30 days
      • Investment Statement valid within the last 30 days
  • If you are eligible for military housing
    • You must provide the Basic Allowance for Housing (BAH) document, and
    • You must provide most recent Leave and Earnings Statement (LES).
    • Orders are required for any changes in BAH not reflected on the Leave and Earnings Statement.
  • If your income is based on foster child payments
    • You must provide formal letter from foster agency regarding foster income or relevant payment statement from the state Foster Care Agency.

 

4) DOCUMENTS REQUIRED FOR PETS AND SUPPORT ANIMALS

PETS

If you have a pet, you will be required to provide:

  • A photo of your pet.
  • Information about your pet’s the breed.
  • Please note that there are restrictions on dog breed type and size. The following breeds are restricted and considered unacceptable. If you apply with a restricted breed, your application will be denied.
    • Akita
    • Alaskan Malamute
    • Boxer / Boxer Mix
    • Bulldog / American Bulldog / French Bulldog
    • Bullmastiff or Mastiff
    • Chow
    • Doberman
    • German Shepard
    • Husky / Siberian Husky
    • Pit Bull Terrier
    • Presa Canario
    • Rottweiler
    • Staffordshire / Bull Terrier
    • Wolf Dog / Wolf Hybrid
    • Any combination (mix) of these or any dog that has any of the above breeds linage.

EXOTIC ANIMALS

  • Goodface Property Management does not allow exotic animals, including but not limited to birds, reptiles and rodents.

EMOTIONAL SUPPORT ANIMALS (ESA)

  • Applicants must provide a photo of the ESA.
  • Applicant must provide a doctor’s letter dated within the past 12 months to support the necessity of the support animal.
  • Applicant must agree that the animal cannot create a nuisance and that it must be on a leash if outside the home, but on the property area.
